The NNI Maintenance Technician is responsible for maintaining the physical integrity of his or her assigned NNI property location(s). This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Director and/or Property Manager.
Job Responsibilities Include but are not Limited to the Following:
Conduct all business in accordance with NNI policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
Continually monitor the condition of all apartments located throughout his or her assigned NNI property location(s) and be ready to immediately initiate action to correct unsafe conditions; e.g., broken gates, broken steps, open holes, broken/burned out exterior lights.
Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Director and/or Property Manager when needed.
Inspect and maintain all tools to insure that they are in good operating condition.
Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
Perform work area clean-up and safety related duties.
Insure that storage areas remain locked when not in use.
Diagnose and perform minor and routine maintenance/repair, as directed, involving the following: -Electrical and plumbing (including water lines) -A/C and heating systems -Appliances (when applicable)
-Water irrigation systems -Stairs, gates, fences, patios, railings -Tile, carpet, flooring -Roofing, gutters, fasteners -Interior/exterior lights -Fireplaces, ceiling fans -Gas fixtures and appliances (where applicable) -Shutters, doors, cabinets, windows, sliding glass doors -Boiler, gas and electric -Door locks and mail boxes -Security systems (where applicable) -Ceiling leaks -Pool areas, tile and pool furniture (where applicable)
Prepare, plaster and paint walls and other surfaces within the property premises.
Insure that all repairs and services are completed correctly and on schedule.
Report all major repairs and needed requisitions to the Maintenance Director and/or Property Manager prior to any expenditure of funds.
Change locks and keys.
Move heavy appliances and equipment from storage areas to apartments (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary.
Maintain inventory levels of spare parts and supplies and inform the Maintenance Director and/or Property Manager of shortages.
Assist in keeping grounds neat and free of litter. Rake, sweep and shovel snow as circumstances warrant.
Perform any additional duties assigned by the Maintenance Director and/or Property Manager.
