Job Description

The NNI Maintenance Technician is responsible for maintaining the physical integrity of his or her assigned NNI property location(s). This involves insuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Director and/or Property Manager.

Job Responsibilities Include but are not Limited to the Following:

 Conduct all business in accordance with NNI policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

 Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.

 Continually monitor the condition of all apartments located throughout his or her assigned NNI property location(s) and be ready to immediately initiate action to correct unsafe conditions; e.g., broken gates, broken steps, open holes, broken/burned out exterior lights.

 Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Director and/or Property Manager when needed.

 Inspect and maintain all tools to insure that they are in good operating condition.

 Be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.

 Perform work area clean-up and safety related duties.

 Insure that storage areas remain locked when not in use.

General:

 Diagnose and perform minor and routine maintenance/repair, as directed, involving the following: -Electrical and plumbing (including water lines) -A/C and heating systems -Appliances (when applicable)

-Water irrigation systems -Stairs, gates, fences, patios, railings -Tile, carpet, flooring -Roofing, gutters, fasteners -Interior/exterior lights -Fireplaces, ceiling fans -Gas fixtures and appliances (where applicable) -Shutters, doors, cabinets, windows, sliding glass doors -Boiler, gas and electric -Door locks and mail boxes -Security systems (where applicable) -Ceiling leaks -Pool areas, tile and pool furniture (where applicable)

 Prepare, plaster and paint walls and other surfaces within the property premises.

 Insure that all repairs and services are completed correctly and on schedule.

 Report all major repairs and needed requisitions to the Maintenance Director and/or Property Manager prior to any expenditure of funds.

 Change locks and keys.

 Move heavy appliances and equipment from storage areas to apartments (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary.

 Maintain inventory levels of spare parts and supplies and inform the Maintenance Director and/or Property Manager of shortages.

 Assist in keeping grounds neat and free of litter. Rake, sweep and shovel snow as circumstances warrant.

 Perform any additional duties assigned by the Maintenance Director and/or Property Manager.
